Legal terms and conditions for using Property Pasalo services
1Who we are
Property Pasalo ("we", "our", "us") provides marketing, documentation assistance, and coordination services for pasalo, pre-selling (affiliate), and titled property opportunities in the Philippines.

We are not a law firm, lender, escrow, or title company. We do not provide legal advice or title transfer services. For pre-selling, we act as an affiliate (not as a broker). For pasalo/titled properties, we operate as a marketing/assistance service (not as a real-estate brokerage).
2Acceptance of terms
By accessing our site, submitting a form, or communicating with us (including via Messenger/ManyChat), you agree to these Terms and to our Privacy Policy.
3Eligibility
Services are intended for Individuals 18+.
4Services & limitations
- We market listings, gather inquiries, coordinate viewings, and assist with documentation and clearances with municipal/barangay/HOA/developers/Pag-IBIG as applicable.
- We rely on information provided by owners/developers and do not guarantee accuracy, availability, or suitability of any property. Conduct your own due diligence and seek independent professional advice (legal, tax, engineering, appraisal).
- We do not hold buyer funds or act as escrow.
5Compensation & fees (summary)
Pasalo & Titled:
We add a 20% markup on top of the owner's asking price (no separate marketing/assistance fees).
Pre-selling:
We are an affiliate and may receive a commission from the developer (e.g., 3% of TCP or per developer policy).

6Reservations, payments, and refunds
Pre-selling reservations:
Reservation fees are handled and refundable by the developer per the developer's policy. We do not hold these funds.
Pasalo reservations:
A ₱10,000 reservation fee is non-refundable if the buyer later changes their mind; the fee compensates for campaign and processing costs and the property may be removed from active promotion during reservation.
Pasalo/Titled closings:
No refunds once a deal is closed.
Always verify the applicable reservation/contract terms before paying.
7Messaging & consent
By submitting forms or selecting "Continue to Messenger," you consent to be contacted via Facebook Messenger/ManyChat, SMS, phone, or email regarding your inquiry.
8User responsibilities
You agree not to misuse the site, to provide accurate information, and to comply with applicable laws. You are responsible for your independent checks, including title/status verification.
9Intellectual property
Site content (branding, graphics, copy, layout) is owned by Property Pasalo or its licensors. You may not copy or exploit it without written permission.
10Third-party links & tools
We integrate tools and services (e.g., Facebook, ManyChat, Supabase, Vercel, Tinify). We are not responsible for external sites' content or policies.
11Disclaimers & limitation of liability
Services are provided "as is". To the fullest extent permitted by law, we disclaim warranties and limit liability for any indirect, incidental, special, or consequential damages. Our aggregate liability, if any, is limited to ₱5,000 or the amount you paid directly to us for the service at issue, whichever is lower.
12Governing law & venue
These Terms are governed by the laws of the Philippines. Exclusive venue is Bulacan.
13Changes
We may update these Terms at any time. Continued use after changes means you accept the updated Terms.
